Abodu Site Prep & Utilities: The Los Angeles Owner’s Guide
Site prep and utilities work for an Abodu ADU in Los Angeles typically runs $28,000 to $65,000 installed, depending on trenching distance, panel upgrades, sewer lateral condition, and foundation type. We stock the common utility components on our trucks and can start most site prep within two weeks of permit approval. Most owners discover problems here not through a visible failure, but when the Abodu delivery team does their pre-set inspection and flags a gas line at the wrong depth, a sewer lateral with root intrusion, or a water main that cannot meet the fixture-unit demand.
What you are really paying for when you hire us is the below-grade work that no one sees after the Abodu unit lands: the trench, the conduit, the water and sewer tie-ins, the meter placement, and the compacted base. Get it wrong and the Abodu shell sits on a bad foundation with utilities that fail inside the first two years. Get it right and the unit performs for decades.
Which Abodu Models This Applies To

Abodu builds three standard models: the Studio (Abodu One), the One Bedroom (Abodu Two), and the Two Bedroom (Abodu Three). Site prep and utility scope shifts with each model because the fixture count changes, and that changes the water supply sizing, sewer line diameter, and electrical service load calculation. A Studio can often ride on an existing 100-amp panel if the main house draws modestly. A Two Bedroom with an electric range, washer/dryer hookup, and a mini-split heat pump will regularly push you into a 200-amp upgrade and sometimes a separate ADU subpanel.
The compatibility gotcha most Los Angeles owners hit is this: Abodu units ship with utility stubs at predetermined locations, and the stubs are not movable without voiding the manufacturer’s installation spec. If your water stub lands four feet from your planned trench route, you either re-route the trench or pay for an extended run. We measure and mark every stub location against the city-approved plot plan before we cut anything, so the trench and the Abodu shell land where they are supposed to land. Fielding ADU Los Angeles is an independent contractor, not affiliated with Abodu, but we have set and serviced enough Abodu units across Los Angeles to know the installation manual as well as anyone at the factory.
On the OEM-versus-aftermarket question: the below-grade work is not Abodu-branded. It is pipe, wire, conduit, and concrete supplied by Ferguson, United Pipe, or your local LADBS-approved materials house. What matters is that the installer matches the Abodu spec sheet exactly. We do, and we document it.
Signs Your Abodu Site Prep & Utilities Is Failing
- Water pressure drops inside the ADU when the sprinklers cycle on. The supply line was undersized for the combined fixture demand, or you have a shared 1/2-inch lateral that cannot carry both structures. The fix is usually a dedicated 1-inch or 1-1/4-inch service line to the ADU.
- The sewer line backs up after heavy rain. Rainwater is entering the lateral through a cracked clay pipe or a bad fernco connection. In Los Angeles neighborhoods like Eagle Rock and Highland Park, 1920s-to-1950s clay sewer laterals are crumbling, and an Abodu addition exposes that weakness within the first wet season.
- The main breaker trips when the ADU’s mini-split and electric range run at the same time. The electrical service was never upsized, or the ADU was wired off a subpanel that was already at capacity. This is a panel upgrade, not a quick fix.
- The ADU slab shows hairline cracks at the corners within the first year. The base was not compacted right, or the slab was poured over unengineered fill. In Los Angeles, where we build on everything from decomposed granite to old landfill, compaction matters more than most people think.
- Gas line pressure is steady in the morning but drops when the main house furnace fires. The gas meter and line sizing were not recalculated for the added fixture load. This requires a gas line re-run or a meter upgrade through SoCalGas, and it is a common finding on ADUs added to homes built before 1980.
Replacement Cost & What’s Included

Site prep and utility work is not a single part with a one-line price. It is a package of below-grade systems, and the installed cost in Los Angeles usually breaks down like this:
- Foundation and slab (compacted base to finished pad): $12,000 to $26,000 depending on soil conditions, slope, and access for equipment.
- Water line and sewer lateral (trench, pipe, backfill, compaction, city tie-in): $6,000 to $14,000. Distance to the main line is the biggest cost driver.
- Electrical service and subpanel (panel upgrade, trenching for conduit, meter relocation if required): $5,000 to $12,000 if you need a 200-amp upgrade, less if the existing panel can carry the load.
- Gas line extension or meter upgrade: $2,500 to $7,000 depending on SoCalGas meter sizing and line distance.
- Permits, plans, and inspections: $2,000 to $5,000 depending on LADBS plan check requirements and whether a soils report is triggered.
All of our site prep and utility quotes are written, line-item, and fixed. The number you approve is the number on the final invoice. Every below-grade installation carries the Garrison Standard: a written one-year guarantee. If a utility line fails inside that year, we come back and correct it at no charge. That guarantee is on paper before we dig.
DIY or Call Us?
There is a real safety line here. You can mark your own utility locations with white paint, photograph everything before we trench, and check that your property corners are visible. That is useful homeowner work. You should not hand-dig around a live gas line, and you absolutely should not cut into your own sewer lateral for a tie-in. Live electrical panels and pressurized gas lines injure and kill homeowners every year in Los Angeles. That is not a scare line. It is the reason LADBS requires licensed contractors on utility connections and why our crew calls in DigAlert before any trench opens.
If your Abodu site prep was done poorly or your utilities are undersized, call us before you start moving earth. We will walk the site, identify what failed and why, and put the repair scope in writing. Call (213) 732-1415 and we will schedule a site visit.
FAQs

Done right, a properly compacted base, correctly sized utility lines, and code-approved tie-ins should last 40 to 60 years in Los Angeles soil conditions. The weak point is usually the original sewer lateral if it is old clay pipe, and we routinely recommend replacing it while the trench is already open rather than paying to dig twice. Call (213) 732-1415 and we can assess your existing lateral before you commit to a full utility package.
Most site prep failures can be repaired in place. A cracked slab corner can be pinned and patched. An undersized water line can be re-trenched with a dedicated service. An overloaded panel gets upgraded. Full re-work is rare and usually only when the original contractor skipped compaction entirely or the slab was never tied to the foundation grid. If you’re unsure what you have, call us at (213) 732-1415 and we’ll give you an honest read.
Most utility corrections and slab repairs take three to seven working days once the permit is issued and DigAlert marks the site. A full panel upgrade with SoCalGas meter work can stretch to two weeks because of utility scheduling. We sequence the work so the trenching and backfill happen once, not twice.
We keep the standard materials on our trucks: 1-inch and 1-1/4-inch copper and PEX supply line, ABS sewer fittings in 3-inch and 4-inch, weatherproof subpanel components, and the conduit and conductors we need for most service upgrades. Anything unusual, we source from local supply houses in Los Angeles within a day or two. We also work with Cover and Dvele ADUs, so our crews know the differences in utility stub placement across prefab platforms.
If your Abodu unit is waiting on failed site prep, or if you are planning an install and want the below-grade work done once and done right, call Fielding ADU Los Angeles at (213) 732-1415. We will walk your lot, check your existing utilities against the Abodu spec sheet, and hand you a written, line-item price before any work starts. Put it in writing, pull the permit, do the work.
