Cover Garage Conversion ADU: The Los Angeles Owner’s Guide
We stock and install Cover-compatible garage conversion ADU parts across Los Angeles, with most replacements running $450 – $1,400 installed depending on the component and your conversion’s age. If you’re calling, it’s usually because a door sensor stopped reading, a mini-split line set is sweating through the drywall, or the wall panel seam has opened up after a hot summer. We carry the common wear items on our trucks and can match your Cover model by the serial plate inside the utility closet. Most swaps take under two hours once we’re on site.
What you’re experiencing is normal for a Cover structure that’s been through a few Los Angeles summers. The panels move. The seals dry out. The sensors get dusty enough to throw false readings. None of it means the conversion is failing. It means a part reached the end of its service life, and you need the right replacement without a six-week lead time. That’s what this page is for.
Which Cover Models This Applies To

Cover garage conversions built in Los Angeles between 2019 and 2024 fall into two generations. The earlier units used a 4-inch wall panel system with mechanical fasteners at the corners and a separate vapor barrier. The later generation moved to a 5.5-inch panel with integrated gasketing and a different door threshold profile. The parts do not interchange, even though the buildings look identical from the street. You can confirm which generation you have by opening the utility closet door and reading the small aluminum tag on the inside jamb. If the tag starts with “CV-1,” it’s the early system. If it starts with “CV-2,” it’s the current one.
Cover does not sell replacement parts directly to homeowners. You can order through a certified installer, which means weeks of waiting, or you can use a quality aftermarket equivalent that matches the panel thickness and fastener spacing. We keep both on hand for the common failure points: door seals, threshold gaskets, mini-split condensate lines, and the wall panel seam tape that fails first in direct sun. For OEM-spec parts, we order direct from Cover’s parts desk and pass through the cost with no markup. For aftermarket parts, we tell you what it is, who makes it, and why it works. The choice stays with you.
One compatibility gotcha worth knowing: the CV-1 threshold gasket is 3/8 inch tall. The CV-2 gasket is 5/8 inch. If you install the wrong one, the entry door will not seal, and the first winter rain in Los Angeles will find its way under the sill. We check the tag before we order or pull anything off the truck.
Signs Your Cover Garage Conversion ADU Is Failing
- Door drags or catches on the threshold. The gasket underneath has compressed or torn. You’ll see daylight under the door at the corners, and the latch will start requiring a shoulder to close. This is the single most common failure we replace on Cover conversions in Los Angeles, especially on south-facing entries where the sun bakes the gasket all afternoon.
- Wall panel seam opens up near the roofline. The seam tape between panels loses adhesion after repeated heat cycles. A 1/16-inch gap is not a structural problem, but it lets moisture into the wall cavity. If you can slide a credit card into the seam, it needs resealing before the rainy season.
- Mini-split drips inside the living space. The condensate line from the wall-mounted unit is undersized for the humidity we get in August. It clogs with dust and biofilm, then backs up into the wall chase. You’ll see a water stain spreading below the unit, usually on the wall closest to the garage’s original exterior door.
- Door sensor reads “open” or “obstructed” constantly. The magnetic contact in the door frame is out of alignment after the building settled. Cover’s early conversions settled more than expected in the first two years, and the sensor gap widens just enough to break the circuit. It’s a simple adjustment unless the sensor housing itself cracked, which happens on units installed before 2021.
- Musty smell that does not go away. There’s a failed gasket or seam somewhere, and warm, moist air is getting into the cavity. In Los Angeles, that means mold starts in about thirty days. We open the wall from the inside, find the failed seal, replace it, and dry the cavity before we close it back up.
Replacement Cost & What’s Included

Here’s what we charge in Los Angeles for the parts we replace most often on Cover garage conversions. The range covers both CV-1 and CV-2 components. Labor is included in every line.
| Part | Installed Price |
|---|---|
| Door threshold gasket and seal | $180 – $320 |
| Wall panel seam reseal (per seam) | $140 – $260 |
| Mini-split condensate line replacement | $280 – $480 |
| Door sensor realignment or replacement | $150 – $240 |
| Interior wall panel repair (water-damaged section) | $450 – $1,400 |
The price depends on which generation your Cover unit is, how many seams need work, and whether we’re repairing water damage behind the panel. You get a written line-item price before any work starts. That number does not change unless you approve a change in writing. Every replacement part is covered by the Garrison Standard: one full year, in writing. If it fails inside that year, we come back and make it right at no charge.
We’re an independent service provider in Los Angeles. We are not affiliated with Cover, and we don’t pretend to be. We work on their buildings because we know how they go together.
DIY or Call Us?
Some of this you can inspect yourself. Look at the door gasket. Look at the panel seams. Check whether the mini-split drain is dripping outside or inside. If you see the problem and it’s a cracked sensor housing, call us. If the seam is open and you can see staining, call us. The risk with a DIY fix is not just doing it wrong. It’s doing it wrong enough that water gets in and you don’t know until the drywall is soft and the wall cavity smells. That repair costs more than the part ever did.
Reed Calloway grew up in Eagle Rock and has been building ADUs in Los Angeles going on twelve years. We’ve opened enough Cover conversions to know exactly what fails, in what order, and what the repair should cost. If you want to understand what you’re looking at before you spend a dollar, call (213) 732-1415 and describe the symptom. We’ll tell you what it likely is and what it likely costs. No charge for the conversation.
FAQs

The door gaskets and panel seam tape typically last four to six years in Los Angeles before the heat and UV exposure dry them out enough to fail. Mechanical components like the door sensor last longer, though alignment issues are common after the first two years of settling. We also work on Abodu and Dvele conversions and see similar lifespans for their weather seals in this climate.
Door sensors can often be realigned and reseated, which is a repair rather than a replacement. Gaskets and seam tape cannot be repaired meaningfully; they can only be replaced. Once the material has cracked or lost adhesion, patching it buys you a few weeks at most. Call (213) 732-1415 and describe what you’re seeing, and we’ll tell you which category your problem falls into.
Most single-part replacements on a Cover garage conversion take under two hours once we’re on site. If we’re opening a wall panel to address water damage or replacing multiple seams, expect a full day. We’ll give you the time estimate in writing before we start.
We stock the common aftermarket equivalents for door gaskets, threshold seals, seam tape, condensate lines, and door sensors on our trucks. OEM-spec Cover parts are ordered direct and typically arrive in one to two weeks. We’ll tell you what’s available same-day and what has a lead time before you commit to anything.
No. The price goes in writing before any work starts, and the number you approve is the number on the final invoice. If we find hidden damage inside a wall cavity that requires additional work, we stop and show you what we found. You approve any additional cost in writing before we continue. That’s how we’ve operated since this business started, and it’s how we’ll operate on your job. Put it in writing, pull the permit, do the work.
If your Cover garage conversion ADU in Los Angeles is showing any of these symptoms, call us at (213) 732-1415. We’ll give you a straight answer about what’s wrong, a written price to fix it, and a schedule we’ll actually keep. Free estimates on every replacement.
