Mighty Buildings Garage Conversion ADU: The Los Angeles Owner’s Guide

If you own a Mighty Buildings garage conversion ADU in Los Angeles and the exterior composite panel system has failed, cracked, or started separating at the seams, we stock replacement panels and matching fasteners for most Mighty Buildings kits built after 2019. An installed panel replacement typically runs $1,400 – $3,800 depending on how many panels failed and whether the steel frame underneath needs re-flashing. You usually notice it after a heavy rain season: a soft spot near the corner where the garage door used to be, or hairline cracking running up from the sill plate near the old driveway apron.

We are an independent service provider, not affiliated with Mighty Buildings. We fix their products because Los Angeles owners call us when the original installer won’t come back.

Which Mighty Buildings Models This Applies To

Mighty Buildings has shifted its panel composition twice since the first Los Angeles installs hit the market. The early kits, roughly 2019 through 2021, used a lighter composite with a thinner fiberglass skin. Those panels are the ones we see failing most often now. The newer production runs, 2022 onward, use a denser core and a different edge profile, which changes the clip system and the reveal width at the seams.

The fastest way to identify what you have is the edge profile. Older panels have a square butt joint with an H-channel connector. Newer panels have a shiplap edge that locks directly into the adjacent panel. If you can see the H-channel anywhere along the wall, you need the older-style replacement panel, which is no longer in continuous production. We keep a limited stock of those older panels in our Los Angeles yard because this exact mismatch is the most common parts headache we handle.

OEM replacement panels, when Mighty Buildings can supply them, run 20 – 40% more than quality aftermarket equivalents that match the same dimensions and fire rating. For most Los Angeles owners, the aftermarket panel performs equally well. The exception is a panel that carries a structural load, like one directly under a roof beam. In that case, we recommend OEM, not because the aftermarket panel is weaker but because matching the original engineering keeps your permit file clean if the city ever asks.

Signs Your Mighty Buildings Garage Conversion ADU Is Failing

  • Hairline cracks radiating from a fastener head. The composite expands and contracts with Los Angeles temperature swings. If the panel was over-tightened at install, the fiberglass skin cracks around the screw. Water gets in, the core saturates, and the panel starts to delaminate from the inside out.
  • Soft or spongy spots near the bottom edge. This is almost always a failed sill flashing detail where the panel meets the concrete slab. Rainwater wicks up behind the panel and the core breaks down. We see this most often on ADUs facing uphill toward a sloped Los Angeles lot.
  • Visible H-channel separation or a panel pulling away from its neighbor. The clip has either corroded or worked loose. Left alone, the panel can catch wind during Santa Ana gusts and tear off entirely.
  • Interior drywall staining in one isolated wall section. The panel exterior looks fine, but water is tracking inside the wall cavity from a failed seam. This is the one that gets expensive if you wait.
  • Delamination bubbles under the exterior finish. These look like small blisters in the paint or factory coating. The panel skin has lost adhesion to the core. It’s a manufacturing defect we’ve seen on a small batch of early-run panels, and it spreads fast once it starts.

Replacement Cost & What’s Included

Here’s what a Mighty Buildings panel replacement costs in Los Angeles right now.

Scope Installed Price Range
Single exterior panel, non-structural $1,400 – $1,900
Single exterior panel, structural (under beam) $2,200 – $2,800
Two or three adjacent panels with flashing replacement $2,800 – $3,800
Full wall re-skin (6+ panels) $6,000 – $9,500

The range depends on panel generation, access, and whether the steel frame needs new fasteners or re-flashing. The price we write covers the panel, the hardware, the labor, and disposal of the failed material. It does not include permit fees if your Los Angeles Department of Building and Safety inspector requires a field inspection, though most panel swaps fall under routine repair and don’t need one. We hand you a written line-item price before we order anything, and it doesn’t move. That’s the Garrison Standard, the same one Garrison Partners has built to since 2006.

DIY or Call Us?

Reed Calloway will tell you straight: you can inspect this yourself, but you should not replace it yourself. Walk the perimeter and check for the signs above. Look at the seams. Run your hand along the bottom edge after a rain. That’s useful information you can give us over the phone.

The replacement itself is not a handyman project. Panels are heavy, the fasteners are torque-specific, and an over-tightened screw is exactly what causes the damage we replace. If the panel you pull has structural clips behind it, doing it wrong means your wall loses its engineered shear capacity, and that’s a code problem, not just a cosmetic one. We send background-checked, uniformed techs who have done this exact swap on Mighty Buildings kits across Los Angeles. Call (213) 732-1415 and we’ll put a price in writing before we touch anything.
